A Central Business District for Sunderland was always going to be vital in the regeneration of the city. Out-of-town office parks are good for employment but detrimental to the city centre economy. When thousands of people go to work daily on the edge of the city, we miss out on those individuals spending their lunchtimes in the cafes and shops that strive to succeed in the city centre, as well as the bars and restaurants in the evening that would more than welcome the extra trade from those who stay out after work. It's the backbone of cities worldwide, and for too long, Sunderland has lacked this.

The new Maker & Faber offices, along with City Hall, Holiday Inn, Culture House, The Yard, and additional offices at Vaux, will help create a busy and vibrant Central Business District. Already, the city is attracting new high-end establishments such as The Botanist, Keel Tavern & The Muddler, which will complement the already thriving Minster Quarter.

New housing situated next to the CBD will also help boost the economy by increasing the population living in the city centre. All of this will be linked to The Sheepfolds development and Stadium of Light by the new footbridge, creating a new, easy, and quick route to land north of the river that will be home to more housing, apartments, and commercial spaces.

In total 8-10,000 new jobs will be created and 1,000 new homes to buy and rent will be built.
